If water is dripping out of the hole in the bottom valve cap, then try a heavier oil to give a better seal between the piston and casing.
If you do not have a 'heavy oil' easily available, I suggest using Mineral Oil from the drug store (clear, no fragrance, no ingredients other than oil) - e.g.

Apply to piston with finger tip, and insert into casing, then add regular valve oil until action is acceptable. It can also be used straight on the 1st and 3rd slide.
If drip is from the slide itself, then try a heavier grease on the slide. _________________ Most Important Note ? - the next one !
